Map the places where water could escape
Walk through the property before buying. Typical candidates include the washing machine, dishwasher, sink cupboards, toilet cistern, bath or shower plumbing, boiler or cylinder area and any accessible pipework beneath a tank. Place a sensor where the first small amount of water is likely to reach it, not on a shelf above the risk. Keep it accessible for alarm tests and battery changes.
A single spot detector covers only its contacts. A cable can watch a longer edge, but the supported length and connection method are model-specific. A flow monitor observes usage through the supply rather than water on the floor; it may detect a different class of problem and requires a useful baseline. These approaches can complement each other, but buying every type is not automatically better.
Check the alert path, not just the app
Confirm whether the detector sounds a local alarm, needs a hub, uses 2.4 GHz Wi-Fi, and can notify more than one household member. Ask what happens if broadband, cloud service, phone permissions or the hub fails. Notification delay, battery alerts, temperature limits, subscription requirements and warranty terms should all be checked for the exact UK model.

Automatic shut-off needs a higher standard
A shut-off valve changes the water supply, so confirm the exact pipe material and diameter, available clearance, permitted orientation, power source and manual override. Establish whether a trigger closes the valve locally or depends on a cloud automation. The household should know how to reopen it safely and what to do if the unit loses power or jams.
Do not fit a valve in a way that blocks access to the existing stopcock. Use a competent plumber where pipework must be cut or the instructions require it. Agree which fixtures are downstream and consider whether an automatic closure could create another problem for heating, appliances or vulnerable occupants. Test only in accordance with the manufacturer’s procedure.
Insurance and emergency planning
Do not call a detector or shut-off “insurance approved” unless the exact model and requirement are documented in writing. Ask the insurer whether a device affects cover, excess, installation records or notification duties, and retain the response. A marketing phrase or another customer’s experience is not a policy term.
A smart alert is not a substitute for sound plumbing, accessible stopcocks or an emergency plan. Label the stopcock, make sure responsible occupants can operate it and keep contact details for an appropriate plumber. Ownership cost and maintenance
Price the complete system: each sensor, any hub, leak cable, batteries, subscription, valve, plumber, replacement parts and time spent maintaining it. A low-cost sensor that cannot wake another household member may be less useful than a simpler local alarm placed correctly. Conversely, a costly shut-off system is not justified if nobody will test it.
- Test the audible alarm and notification route at the interval stated in the instructions.
- Check sensor contacts and cables for dirt, corrosion or accidental movement.
- Replace batteries when instructed; do not wait for an incident to discover a missed warning.
- Review household access after a phone, router, tenant or account changes.
- Record the model, installation date, plumber details and reset procedure near the stopcock.
Privacy and support
Review what usage, event and household-location data the service stores, whether remote access is mandatory and how another resident is invited. Use a unique password and available account protection. Before committing to several sensors, check UK warranty handling, replacement battery availability, support contact details and whether the system still provides a useful local warning if the vendor service becomes unavailable.
Who should buy or avoid?
Buy a simple detector when a slow leak could go unnoticed, especially in a cupboard or infrequently visited area. A cable or flow monitor may suit a wider risk. Consider shut-off only after the plumbing and failure plan are clear.
